SFR Portfolio Builder exists because building a portfolio of rental investment properties is harder than it should be: which markets, which properties, and how much of what a broker or seller tells you can actually be trusted. Most investors start with a spreadsheet, a generic calculator, and whatever numbers happen to be in the investment package they were just handed.

That problem gets sharper for 1031 exchange investors, who are asked to make six- and seven-figure replacement-property decisions inside a 45-day identification window, with no time to relearn the analysis from scratch on every new market.

We built a tool that automates the investment analysis of single and multifamily rental investment properties: AI extraction from investment package PDFs, markets defined by their own economic assumptions, a rules-based Fiduciary Filter that scores every deal against your own investment criteria, and 30-year projections grounded in those per-market assumptions. The result is the same rigor an institutional acquisitions team would apply, now available to any self-directed investor — whether you're inside a 1031 exchange or simply building a portfolio on your own timeline.

This is not a generic real estate calculator, and it is not a curated deal platform. It's built specifically for investors identifying single and multifamily rental investment properties who want to build and track a portfolio systematically, market by market, property by property.
