How is this different from DealCheck or a BiggerPockets calculator? +

Those are general-purpose calculators. Portfolio Builder is built specifically for the 1031 exchange workflow: it reads DealCheck exports and offering memos directly, applies a rules-based fiduciary scoring engine across five filters, and tracks a full portfolio across markets, not just a single property at a time.

What is the Fiduciary Filter? +

The Fiduciary Filter is our five-part evaluation engine: Data Quality, Fiduciary (cap rate, cash-on-cash return, LTV, break-even occupancy, net cash flow), Market Fundamentals, Price-to-Rent Ratio, and Capital Preservation. Every property receives a verdict of INVEST, CAUTION, or REJECT.

Can I upload an offering memo directly? +

Yes. Upload a PDF offering memo or a exported reports from sites such as DealCheck and Claude will extract purchase price, rent, expenses, cap rate, and cash-on-cash return automatically. You can also enter property criteria manually.

How many properties can I compare at once? +

Up to five properties side by side, across all financial metrics and filter verdicts.

What are the 45-day and 180-day windows? +

Under IRS Section 1031, you have 45 days from the sale of your relinquished property to identify replacement properties, and 180 days total to complete the purchase. Portfolio Builder is built to help you evaluate candidate properties quickly inside that window.

Is my data shared across accounts? +

No. Portfolio Builder is private access only, and data is isolated per account.
